We want you to consider our Arkansas B&B your home away from home when you visit Eureka Springs, so the accommodations at 5 Ojo Inn Bed and Breakfast have been designed with your utmost comfort in mind. Please read the following policies carefully and don’t hesitate to contact us if you have any additional questions.
- Deposit: A one-night room deposit will be charged to your credit card account at the time of the reservation. If you wish to pay by check or money order, we must receive a deposit of the first night, plus tax, within five days of the reservation.
- Payment: Payment can be made by Visa, MC, Discover, personal check with I.D., Travelers Check or cash
- Rates: Are based on double occupancy. Two-night minimum usually required on weekends with a three night minimum stay required on some holidays and special events. Ask about Sunday – Thursday Discounts. (Prices may change without notice).
- Check-In Time: Anytime after 3:00 p.m.
- Check-Out Time: 11:00 a.m.
- Cancellation Policy: If a cancellation notice is received 10 days or less prior to the arrival date (30 days for groups with 3 or more rooms), a full charge will be made. If the vacancy is filled, a full refund will be made less a $25 processing fee. For cancellations more than 10 or 30 days, whichever applies, prior to the arrival date, a full refund will be made less a $25 processing fee. No refunds on early departures.
- Group/Family Lodging: Please contact the inn directly for information about family lodging options at 5 Ojo Inn Bed and Breakfast.
- Smoking: To keep our rooms inviting for all of our guests, smoking is allowed outside only. (Violations of this policy will incur a $250 cleaning fee.)
- Pets: We provide pet friendly lodging for pre-approved dogs only. Dogs up to 50 pounds are welcomed in either the Carriage House room or the Devonshire Suite. There is a $20 per day charge for the pet. We only allow one guest with a pet on the premises at any given time. Therefore, our approval must be obtained prior to booking your reservation.

About the Inn
We are located in the Eureka Springs historic district, on the upper historic loop (Kings Highway) and only a six minute walk to downtown shopping, galleries and restaurants.
5 Ojo Inn Bed and Breakfast has been in operation since 1987.

Yes. We have a large hot tub which we keep heated all the time.
There is free off street parking for every guest. We only have room for one car per guest room.
All of our rooms have cable television, refrigerator, sodas, water, snacks, soaps, shampoos, spa fragrances, clock radio (some with CD capability), extra pillows and blankets. We also have irons, ironing boards, hair dryers, and a VCR and DVD for your personal use upon request. Our rooms feature Keurig Coffee Makers.
About Eureka Springs
Eureka Springs is a very safe community and the streets are all safe to walk (but do watch out for slippery limestone sidewalks).

Northwest Arkansas airport (XNA), also called the Fayetteville airport, is in Bentonville, AR, about 1 1/4 hours drive from Eureka Springs. Springfield, Missouri airport is about 2 hours from Eureka Springs. The Branson, MO airport is about a 1 1/4 hours drive.
Check-in and Checkout
Check-in time is from 3:00 p.m. to 9:00 p.m.
First, we want to ensure we have your room ready. Second, there are times when we have to leave the premises for shopping, doctor’s appointments, etc. By knowing approximately when you’ll arrive, we can schedule our day to make sure we’re here when you arrive.
We don’t have much time between breakfast and check-in time to get the rooms clean. But, there are times when we can have a room ready prior to 3:00 p.m. If you think you will be arriving early, let us know. While we can’t guarantee we can accommodate you, we will try our best to have your room ready.
For those arriving later than 9:00 p.m. we usually leave a note on the front door with your name on it. Inside will be a map showing you where your room is.
Checkout is at 11:00 a.m.
If you need a little extra time checking out, please let us know ahead of time. Depending on the check-in time of the next guest checking into your room, we may be able to accommodate you.
Once you Arrive
No. You will have keys to the inn and can come and go as you please.
As innkeepers, we don’t expect anyone to leave tips for us. You can leave a tip for the housekeeper who makes up your room if she’s done a good job. But, it is never required.

Rooms
No. We do have one room (Devonshire Suite) with a wet bar which has a microwave.
We have high speed wireless internet (WI-FI) available from all rooms.
All of our rooms are setup for double occupancy. If you have a special need and the inn is not full, we can sometimes accommodate an extra person. Please call and ask.
We have three rooms with king beds (Country Cottage, Wedgwood Suite and Tree Top Suite). All other rooms have queen beds.
All or our rooms and indoor common areas are non-smoking.
We provide candles in the room. We don’t allow you to bring your own candles because of potential fire damage. Incense and patchouli are not allowed as they leave odors that some people are bothered by.
Each day that you are here we will do light cleaning of your room and replenish any amenities that you have used.

While we have one rollaway bed, we only use it when the inn is not full and only for special needs. Due to regulations, we are only allowed to have a certain maximum number of people in our rooms and on our premises.

The rooms do not have VCRs or DVDs; however we do have a VCR and DVD available for you to take to your room. Some of our rooms have CD players.
Yes, all of our rooms have their own private bath.

We have nine rooms with Jacuzzi tubs.
No. Most people bring their cell phones, but if you find you need to make a call while you are here, you are more than welcome to use our phone (there is no charge for this).

Seven of our rooms have gas fireplaces.
We have four suites, the Tree Top Suite, Devonshire Suite, the Hummingbird Suite, and the Kensington Suite. The Honeymoon Suite, Willow Cottage, Wedgwood Suite, Hideaway and Carriage House all have couches for relaxing.
Breakfast
During the week we normally serve breakfast at 9:00 a.m. During the weekend we normally serve between 8:30 a.m. and 9:30 a.m.

We serve a three-course plated breakfast. We start with a fruit course (like Blueberries and Cream), then a main course (for example, Crème Brule French toast with peppered bacon; or Eggs Mornay with herbed potatoes and Sun-dried tomato sausage), and then finish with a dessert (like Chocolate Amaretto cake).

We are more than happy to accommodate your diet. Please let us know prior to your arrival so we can ensure we have something prepared for you that fits your dietary needs.
No, we serve a single menu to everyone each morning.
Sometimes we are able to accommodate breakfast in your room depending on how busy we are. There is a small additional charge for this service.
Reservations and Availability
On weekends we usually have a two night minimum. For some holiday and festival weekends, we may have a three night minimum. During the week we do not have any minimum night requirement except during holidays and festivals.
Normally we do not accept single night reservations on the weekend or during festivals. There are occasions when a room will come available for a Friday or Saturday night only stay. Contact us directly to check availability of one night stays for the weekend.

Deposits and Cancelations
Yes. If reserving by credit card, we take a one nights deposit. If paying by check, we require that the check arrives within five days of making the reservation. If you are making the reservation less than two weeks from your arrival date, you will need to over night the check to us.
There is a $25 processing fee per room for all cancellations. If a cancellation notice is received 10 days or less (30 days for groups of 3 or more rooms) prior to the arrival date, a full charge will be made. If the vacancy is filled, a refund will be made less a $25 processing fee per room. No refunds on early departures.
- Even though I cancelled less than the required cancellation period from my arrival date, why would you charge me for a room which I won’t use?
We understand that sometimes situations arise you aren’t in control of that force you to change your plans. Unlike hotels or airlines that have enough rooms or seats to allow them to engage in overbooking to cover cancellations, we are a small inn and don’t have that opportunity. Therefore, once a reservation is made, we turn away everyone else who wants a room, so a cancellation has a major impact on us and it makes it very difficult to re-rent a room so close to the arrival date as most people have already made their plans.
The fee is to cover the administrative cost and fees charged us by the credit card companies.
We define a group as three or more rooms. The reason there is a 30 day cancellation policy is that re-booking multiple rooms can take a longer time than re-booking just a single room.
Yes. The gift certificate can be applied to your deposit amount.
Our cancellation policy applies when using a gift certificate. If you cancel ten days or less from your arrival day (30 days for groups) and we can’t re-rent the room, the gift certificate will be considered used and will be applied to the amount due.
Children, Pets and Smoking
We do allow children ten years old and older.

We have tables for two, four and six to eight, so you can either sit with others or by yourselves.

This is a common feeling among first time guests. Be assured you are welcome anywhere in the inn. We have our own living quarters so you won’t be disturbing us or any other guests.
